As booking sources evolve, the reliance on platforms like Airbnb is decreasing, while direct bookings gain traction among industry operators.

Decline in Airbnb Bookings

The Hostfully report indicates an 8% drop in Airbnb bookings since 2022. With rising third-party online travel agency (OTA) fees, many property managers are shifting towards securing direct bookings instead. This move aims to streamline revenue channels and enhance profitability.

Growth of New Listings and High Occupancy Goals

Despite the decline in Airbnb usage, property managers continue to expand their listings as a primary growth strategy. According to the report, maintaining high occupancy rates is paramount, with 85% of managers focusing on increasing their occupancy levels.

Integration of Artificial Intelligence

Artificial Intelligence (AI) is increasingly being utilized within the industry, with 73% of property managers having adopted external AI tools. About 43% have employed AI capabilities integrated into their management software. While AI is credited with improving communication and enhancing operational processes, experts caution against assuming a causal relationship between AI usage and revenue increases.

Future Expectations

The report also explores expectations for AI’s role in the future of guest communication and marketing strategies. Nearly half of the respondents (48%) anticipate significant changes in guest communication stemming from AI integration. Conversely, a considerable number of operators acknowledge guest communication as a pain point, emphasizing the need for continued innovation.
